Viki Dimcevska, real estate agent, outraged: Self-proclaimed agents ruin the reputation and long-term work of real and professional agencies

Last week, an affair for a new "Fikom" echoed in the public. Namely, a real estate agent, who introduced himself as such, deceived six citizens, buyers of the same apartment. The victims gave him a deposit, which is 1.000, which is 8 thousand euros. He promised them that they would enter into a purchase agreement as soon as they paid the property tax. The deposit agreements were signed, but without the presence of the owner of the apartment, from whom the agent had a signature, with the same lawyer.

He only managed to collect a total of 32.000 euros from all of them. The low price of 46 square meters for 40.000 euros was the reason why they gave him the money on hand.

This affair was the reason for Free Press to ask for an answer from professional real estate agents, in order to see and understand how the sale of an apartment through an agent goes. They react that they are revolted by the "fraudulent agent" who is obviously a self-proclaimed real estate agent, because such agents and the like destroy the reputation and honesty of their profession that they have been building for years.

Viki Dimcevska, a young and successful woman who has been working in the real estate business for 11 years and whose basic motto is "Success is a road, not an end destination", Manager in the marketing and sales department at the Real Estate Agency "Bukefal AS", whose activity is the sale and rental of real estate (residential and business buildings, plots, villas and individual houses, In an interview with Sloboden Pecat, he says that it is not fair for a wild real estate agent to ruin the reputation of all capable real estate agencies in Macedonia.

- It is not fair for someone who has been working hard, honestly, with positive thought and love for 11 years and has a guaranteed success and reputation among investors in the construction sector, to be tarnished by a wild real estate agent and to ruin the reputation of all capable agencies in Macedonia. We have been building trust with our clients for 11 years, and now we are facing a situation where a self-proclaimed agent breaks that trust with 5 deposits of 8.000 euros. Hardworking and honest people should be rewarded, and fraudsters should be brought to justice. says Dimcevska indignantly.

She points out that the state should protect professional managers and sales agents from illegal and unlicensed sellers.

- As a real estate agency, I propose to make an association (chamber) of all real estate agencies and only licensed agents to sell real estate. That way we will protect ourselves. Without offending or hurting anyone I want a loud initiative to protect real estate agents and agents - with chambers and licenses - adds Dimchevska.

The young and successful manager explained in detail the way the real estate agency "Bukefal AS" works, in order for the citizens to be informed in detail and to know what they pay attention to when buying an apartment through a real estate agent.

- On ours website has a description of the company and real estate agents. All real estate, before being published for sale and rent, we check if they have clean and tidy documentation (documentation for real estate we ask the seller if it is a natural person, documentation from the investor as a legal entity). All real estate has a detailed description with pictures, sketches, location, square meter, price. Buyers and tenants, after appearing on the advertisement for the real estate they are looking for, we as agents personally bring them to the field in the real estate to see it live. The agency commission is 2% of the total purchase price (for the sale of real estate), for rent 50% is paid once by the lessee, 50% is paid by the lessor once, once at the signing of the lease agreement.

If they like the real estate, the next step is an agreement between the buyer, the seller and the real estate agency as a mediator between them, in order to define and specify all matters related to the purchase and sale of the apartment and submit all real estate documents by e-mail or viber to the buyer, so that he can check himself in the cadastre if everything is in order with the apartment. If real estate is bought from a seller (natural person), and the buyer takes a housing loan from a bank: A pre-contract is signed for the sale of real estate, that pre-contract is drawn up by a lawyer of the buyer's choice, it is notarized (and then the buyer is registered in cadastre that he buys the apartment - so that there are no double sales). With that agreement, the buyer applies to the bank from which he will withdraw the loan, and the bank, after approving the loan, transfers all the money to the seller. We advise our clients not to pay the share for the apartment to the seller until the bank approves the loan, ie the share to be on the buyer's account until the loan is approved.

After the loan procedure is completed, a main purchase agreement is made - that agreement is brought to the City of Skopje (property transfer tax department, shed 16) and the City of Skopje prepares a decision for payment of the tax. After the tax is paid, SOLEMENIZATION is made (notary deed of the main purchase agreement and the property list of the buyer is issued).

The same procedure is with investors. If you buy an apartment under construction, the buyer is registered in the building pre-registration sheet (pre-sheet) and here automatically both the apartment and the buyer are safe. If the apartment is bought directly from an investor, the buyers do not pay 3% transfer tax in the City of Skopje. If the real estate is purchased with payment of the entire purchase price and if the real estate has a clean title deed (without any encumbrance, mortgage, etc.) a main purchase agreement is made by a lawyer chosen by the buyer. It is taken to the City of Skopje, the transfer tax is paid and then the contract is solemnized - Dimchevska explains to us.

Viki Dimcevska has won many awards and certificates of appreciation, including the Recognition for the best real estate agent for 2020 - during a pandemic, awarded by investors in the construction sector.

She has a great contribution in the humanitarian activities in the country. Dimcevska is Ambassador for Human Rights and Humanitarian Activities in RS Macedonia for 2020/2021, proclaimed by journalists for human rights and the British Embassy.

The real estate agency "Bukefal AS" has concluded cooperation agreements with 16 construction companies and has the exclusive right to sell their residential and business buildings.
