Will the streets be too narrow to accommodate the future tenants of the "Treska" complex?

Two very busy streets, Ruzveltova and Mitropolit Teodosij Gologanov, intersect at the corner in front of the complex, but the Municipality of Centar does not explain how the entrance and exit to the new buildings are planned so as not to disrupt the functioning of traffic. They say that access to each construction plot is determined exclusively in accordance with the provisions set out in the DUP.

Construction in Skopje does not stop, so new buildings are constantly springing up throughout the city, even entire complexes, despite the fact that thousands of apartments in the city are empty. Citizens will see for themselves how suitable the city's infrastructure is for an influx of new tenants and vehicles once the construction of the complexes is completely completed, especially those in the most central area of ​​Skopje. Such are, for example, the "Grand" complex opposite the "Holiday Inn", where three high-rise buildings will be placed on the former parking lot, then "Diamond Skopje" near Ramstore Mall, where several twenty-story buildings are being erected, and, of course, the "Treska" complex on the site of the former furniture factory, where a multitude of buildings with four and five floors plus a ground floor and an attic are to be built.

The traffic infrastructure around them does not promise that moving into the new buildings will not cause even greater congestion than the existing one, because rarely does anyone in charge ever explain what traffic access is planned for the vehicles of the tenants, who are not in small numbers in such complexes.

"Limak", for example, in order to build the complex, was supposed to build an underground street that would then connect to roundabouts that would allow for a fast flow of traffic. The underground road was built, but the city leadership failed to even begin construction of the connections during its entire term.

Construction of the first building began last year on the area near the "Treska" factory, although the public and civic associations demanded that this part of Centar not be concreted.

The previous mayor, Saša Bogdanović, promised not to allow the construction of "semi-slim buildings" here, as envisaged by the 2012 DUP, even put a moratorium on the plan, and even announced an international competition for a conceptual solution. The plan also found its way before the Constitutional Court, which assessed that there was no basis for initiating proceedings. So, the disputed DUP Bunjakovec 2 became active again and the Municipality of Centar began to implement it, that is, to issue building permits.

Construction is underway, the companies "Golden Art" and "Mega Acoustics" are building, and the apartments are already for sale. Investors say that the complex will be modern with urban equipment and landscaped greenery, with sports fields and inter-block parks. Between the residential blocks, a traffic solution has been planned with underground parking, pedestrian paths and sidewalks with modern lampposts, as well as other urban equipment that will ensure unhindered access to the homes for the new tenants.

According to data published by the civic initiative "Chance for Center", more than 30 thousand residents will move into the building complex.

 Long live Bunjakovec with over 1 million m2 of gross built-up area for housing instead of the 400.000 allowed by the GUP; over 60 percent built-up area for housing instead of the 22 percent allowed by the GUP; over 33.000 residents instead of the 12.500 allowed by the GUP; over 9.300 average number of families instead of the 3.400 allowed by the GUP and 0.36 m2 of greenery per capita or something - the Initiative reacted to the decision of the Constitutional Court.

This would mean more than 8.000 cars, if we take an average of one car per four people, which means there could be many more. At least half of them have to leave the complex in the morning to go to work and then return home.

Given the fact that this space is located between two very busy streets, Ruzveltova and Mitropolit Teodosij Gologanov, which intersect at the corner in front of the complex, we requested an explanation from the Municipality of Centar on how the entrance and exit to the new buildings are planned so that it does not disrupt the functioning of traffic. However, we did not receive an explanation.

 Access to each construction plot is determined exclusively in accordance with the provisions set out in the DUP, in this case DUP Bunjakovec 2 - was the short answer from Centar, which means nothing to any of the citizens who drive on these streets every day, because it says nothing.

From what can be seen from the DUP Bunjakovec 2, the access from the Metropolitan Teodosij Gologanov Boulevard will be via the newly designed residential 13 July Street, which runs parallel to the existing Hristo Smirenski Street and which further intersects with Borka Taleski Street, which will continue to Ruzveltova Street. Ruzveltova will also be accessible from the existing Vladimir Polezhanovski Street, formerly Ivan Milutinovic Street. All of these are residential streets with one lane in both directions, three meters wide.

Whether they will be sufficient for the new tenants to move freely in traffic or whether there will be daily "headaches" due to the congestion will be seen in a few years when the entire complex is expected to be completed.
